EDGEland was commissioned to study development options for an entitled 1.06 million square foot vacant lot located between two freeways that separate a major entertainment and shopping district with the Bommer Canyon Open Space Preserve. With this unique location at the intersection of urban development and undisturbed nature, the master plan looked to highlight the juxtaposition of steel and glass with softer organic materials.
Buildings are strategically located to frame views of the Spectrum shopping district to the east and the nature preserve to the west. A continuous 1/2 mile pedestrian promenade connects multiple office buildings and outdoor amenities that include restaurants, sports courts, and passive seating for groups and individuals, along with a continuous 1.5 mile fitness trail along the perimeter of the site. Environmental strategies include parking lots with a dense tree canopy that helps mitigate solar gain while providing continuous planting area to capture and clean stormwater runoff. This integration of diverse outdoor programs with Class A office space creates a truly unique workplace environment.
